A Landmark Property Is Coming Back to Life
After eight years of vacancy, the former Memorial Hospital is moving forward. Through a coordinated effort between Memorial Real Estate Group and the City of Pawtucket, the property has been secured, monitored, and stabilized—ending the pattern of break-ins and illegal dumping that had impacted the site and surrounding neighborhood.
Now, the focus is on transformation.
Memorial Residences is envisioned as an adaptive reuse of approximately 386,000 square feet, bringing the historic campus back to life rather than tearing it down. Plans contemplate housing above a vibrant commercial and community base, complemented by landscaped grounds, shared outdoor spaces, and neighborhood-serving amenities.
Historic review and planning are already advancing, with the goal of preserving and restoring the campus—including the historic 1931 MacColl façade—while creating a new destination that serves residents and strengthens the surrounding Pawtucket community.
